Ten Biggest Home Seller Mistakes

A recent real estate agent survey confirmed these 10 biggest mistakes made by sellers:

1.Overpriced Home

We have very educated buyers out there right now.  If you price your home too high the chances of you selling your home declines rapidly. A good real estate agent will suggest a price, by using recent sold comparables in the area.  There are agents around who will tell you what you what to hear, but here at Silver Peaks Realty we will tell you our honest opinion of the value of your home.

Sellers need to realize the first week of the property being on the market will have the most potential buyers exposed to their property.  Setting the price too high will only make buyers as well as other agents ignore your property.

2.Showing Availability

It is important for sellers to realize buyers come at very inconvenient times, and your property should be ready to show with reasonable notice. As a seller, realize the more people viewing your home in person the better chance you have in finding the right buyer.

3.Cluttered Space

Serious sellers will depersonalize their home and remove unwarranted clutter during the time your home is on the market.

4.Unpleasant Odors in the House

Most agents are not going to tell the seller that their house smells, but while your home is listed, it may be a good idea to smoke outside, keep pet odors under control, and be conscious of the left over cooking smells that may linger.

5.Seller Unwilling to Make Repairs Prior Listing

No seller wants to spend money making repairs to a house they are going to sell.  However, sellers must understand buyers don’t want to buy a home that needs a bunch of repairs either. Your goal is to make your home as appealing as possible.  If the seller is unwilling to make repairs he/she has shrunk the pool for potential buyers.

 6.Sellers Unwilling to Negotiate with Buyers

As a seller, you always want the most out of your property that the market will bear, however being unwilling to negotiate sometimes turn even the most serious buyer away.

Sellers need to realize price is not the only item up for negotiation.  Sellers and buyers can negotiate on dates, repairs, closing costs and many other items.

Don’t be insulted by low offers.  Buyers want to get the best price and best terms for the property, just as the sellers want to get the best price and terms.  Buyers and Sellers very seldom walk away with everything they desire.

7.Bad Photos in the MLS

This may fall on your real estate agent, but as sellers it is your responsibility to check the MLS and other advertising venues to make sure the pictures are of high quality.

It has been researched that 85% of buyers are online looking at potential homes, even before speaking to a real estate agent. Therefore, it is important to have good quality pictures on the multiple real estate websites.  Poor photos can take your property off the list of potential homes, even before the buyer sets foot into it.

When picking an agent to list your home, ask to see examples of photos of previous listings.

 8.The Home is Messy

Take the time every day to make sure everything is cleaned up and the home is in showing condition.

 9.Sellers at Showings

Please allow your real estate agent to show the home without you being present. Your presence may make potential buyers feel uncomfortable and unable  to explore or speak about what they like or dislike.

 10.Picking the Wrong Agent.

Ask the agent questions?

  1. Will my home go on the Agent Tour?
  2. What type of advertising will my property receive?
  3. What is the value of my home? (Remember there are agents who will tell you what you want to hear, and agents who will tell you what you need to hear.)—Don’t get caught up with smooth talking agents.
